House Plan FAQ - Your Questions Answered

Please reach us at mm@elev6300design.com if you cannot find an answer to your question.

What plan packages do you offer? Package options and prices vary by plan — see each plan's page in our store for what's available. Common options include:

*PDF (Electronic): One complete set of construction drawings emailed to you as a PDF, with a license to build one home and a release to print copies locally.

*Printed Sets Plus PDF: The PDF plus printed sets mailed to you, with a license to build one home.

*CAD Files: Editable CAD drawings with a release to customize the plan however you like, plus a license to build one home.

How fast will I receive my plans?

PDF Files: Emailed within 48 hours of your order.

Printed Sets: Mailed within 48 hours of your order and arrive within 5–7 business days.

CAD Files: Emailed within 48 hours of your order.

What's included in a set of construction drawings? Each set includes a foundation plan, floor plans, exterior elevations, kitchen and bath elevations, building sections, electrical plans, a roof plan and miscellaneous details.

What's not included in the plans?

Mechanical (HVAC), plumbing and truss drawings are not included. These are typically provided by your HVAC and plumbing contractors and your truss manufacturer, based on local code and your site.

What's the difference between Single Build and Unlimited Build?

Single Build: Comes with a license to construct the home one time.

Unlimited Build: Comes with a multi-use license that allows the home to be built more than once — ideal for builders and developers.

Both options are available with CAD files. CAD files are editable construction drawings that can be used to make minor or major modifications, and they come with a release to customize the plan however you like. A CAD program and drafting experience are required to make changes.

Can I print more copies? Yes. Most packages include a release that lets you print copies locally for your builder, lender and permit office.

Will my plans meet my local building codes?

Building codes vary by location. Some jurisdictions require a local architect or engineer to make adjustments to the plan to comply with local building codes. We advise you to check with your local building department regarding codes.

Can I make changes to a plan? Yes. We can make modifications for you — simply request a quote for the changes you'd like on your chosen plan. If you buy the CAD package, it includes a release to customize the plan yourself or with a local drafter.

Do I need special software for the CAD files? Yes. CAD files require a CAD program to open, and making changes requires drafting experience.

Do you design custom homes from scratch? Yes. We design custom homes, additions, remodels and ADUs. Request a quote to tell us about your project.

Do you work on commercial and industrial projects? Yes. Our founder has produced construction documents for schools, churches, hotels and oil and gas facilities, as well as for national home builders. For commercial projects, we collaborate with local and state-licensed architects and engineers.

Who will work on my project? Marshall Marks, our founder, with 25 years of experience. He handles every project personally, so you always talk directly to your designer.

Are your plans permit-ready? Our construction drawings are prepared for permit submittal, and 100% of our projects have been approved for building permits. Building codes vary by city and county, so your local building department, builder or a licensed engineer may require site-specific changes such as energy calculations, structural engineering or a site plan.

Do your plans include an engineer's or architect's stamp? Our plans are not stamped. If your jurisdiction requires a stamp, a local engineer or architect can review and stamp them.

How do I pay? For stock plans, simply click on the plan you want and click the Buy button to check out online. For custom work, we'll send you an invoice that you can pay online by credit card or ACH.

What is your refund policy? All sales are final.

How do I get started? Browse our plans or request a quote for a custom project. Questions? Email mm@elev6300design.com or call 720-626-2114. Se habla español: 303-621-6948.
